Falcon Lakes is the master-planned golf community on the north side of Basehor, Kansas, built around the 18-hole links-style Falcon Lakes Golf Club.   • The Boulder Estates. Larger single-family homes, typically listed from the $500Ks to the $900Ks, many on premium lots overlooking the course. Homes this size often run two systems or a zoned system, and finished walk-out lower levels need supply balancing so the basement is not ten degrees colder than the main floor.
  • The Boulder Villas. Maintenance-provided single-family homes. The HOA handles exterior upkeep, but the furnace, air conditioner, and water heater remain the homeowner's responsibility, which surprises many new residents.
  • The Highlands. Maintenance-provided twin villas from the $400Ks. Shared-wall construction means equipment closets are compact, so replacement equipment has to be measured carefully rather than swapped like-for-like.

Why golf-course lots are hard on equipment

Links-style courses are deliberately open. That means less tree shade, more direct sun on west-facing walls, and steady wind across the fairways. In practice we see three patterns in Falcon Lakes and similar open-exposure communities:

  • Air conditioners and heat pumps on sun-exposed pads run longer cycles on July afternoons, so a marginal refrigerant charge or a dirty condenser coil shows up here first.
  • Wind-driven dust and grass clippings load outdoor coils faster than in wooded neighborhoods; an annual coil cleaning is not optional here.
  • Newer construction is tight, which is good for bills but means ventilation and filtration matter more. If allergies flare indoors, ask us about media filters or an air purifier rather than running the fan constantly.

Common failure modes we fix in Falcon Lakes

Builder-grade equipment installed when a phase was built tends to age out as a group. The most frequent calls we run in newer Basehor construction: capacitors and contactors failing after hot-summer duty, undersized returns choking airflow, thermostats miswired during finishing, and heat pumps left in factory default settings that never engage auxiliary heat correctly in a Kansas cold snap.

Utilities and rebates, without the guesswork
