Why a real tune-up matters in KC
Spring AC tune-up — what should happen
- Outdoor coil rinse from inside out at low pressure (never a pressure washer)
- Refrigerant charge verified by superheat or subcool — not just "gauges read good"
- Capacitor microfarad reading taken on the compressor + outdoor fan — replaced if below spec
- Contactor inspected for pitting; replaced if pitted
- Indoor coil inspected for biofilm, mold, dust caking
- Condensate drain flushed; float switch tested
- Blower wheel + housing inspected for dust loading
- Filter replaced or noted for the homeowner
- Static pressure read across the air handler — high static is the #1 silent cause of premature blower failure
- Temperature split measured across the evaporator (should be 16–22°F on a healthy system)
- Thermostat calibration + staging verified
That's a 60–90 minute visit, not 12 minutes. Anything less than that is a paper-tune-up.
Fall furnace tune-up — what should happen
- Burner inspection + cleaning — including the flame sensor (rust on the sensor is the #1 cause of mid-winter ignition failures)
- Heat exchanger inspection — visual + camera; cracks here are a safety issue, not a comfort issue
- Combustion analysis — CO and O₂ readings to confirm safe combustion and proper gas-air ratio. This is the single most-skipped step in cheap tune-up specials, and it's the one that catches an unsafe condition.
- Inducer motor + draft inspection
- Igniter resistance + flame sensor microamp reading
- Gas pressure measured — manifold + inlet
- Limit switches + safeties tested
- Blower inspected, oiled if applicable, amp draw measured
- Humidifier — if installed, pad replaced, water panel flushed, damper position verified
- Filter replaced or noted
- Thermostat + staging verified
How to tell if your tech actually did the work
- You should see numbers. Refrigerant superheat, capacitor μF readings, CO ppm, manifold gas pressure, temperature splits — these are real data points a real tune-up captures. "All checked out OK" with no numbers is a red flag.
- You should see used parts. If the capacitor or contactor was replaced, the old one should be left for you to see.
- The visit should take ~60–90 minutes per system, plus 15 minutes of paperwork and the conversation with you. 25-minute tune-ups are paper tune-ups.
- You should get an honest list of what's wearing. Not a panic-sales sheet — a written summary of what passed, what's marginal, and what should be on a watch list for next season.
