These five tasks are safe, genuinely useful, and need no special tools:
- Change the air filter. The single highest-value maintenance act in HVAC. Match the MERV (Minimum Efficiency Reporting Value) rating your system was designed for — higher isn't automatically better if your blower can't pull through it.
- Rinse the outdoor condenser — power OFF first. Flip the disconnect by the unit, then rinse the condenser fins gently from the top down with a garden hose. No pressure washer, ever.
- Flush the condensate drain. A cup of distilled vinegar down the condensate line's access tee a few times each cooling season keeps the algae clog — and the water-damage ceiling stain — from happening.
- Keep registers and returns clear. Furniture and rugs blocking supply registers or the return grille choke airflow system-wide.
- Replace thermostat batteries yearly. A surprising share of "my system is dead" calls end here.
